The Legal Reality: No Villa Owns a Beach
Greek constitution, Article 24: the foreshore is public, indefeasibly. Any villa marketing "private beach" is describing one of three things:
- Deeded access path: A private walkway from the villa gate to the public foreshore. Legal, valuable, rare.
- Private cove: A beach with no public road approach. The beach is still public, but nobody else can reach it easily.
- Marketing fiction: "Near a beach" dressed up as "beachfront."
