"Private beach" is loosely claimed. Greek law: the foreshore (αιγιαλός) is public, period. A villa cannot privately own a beach. What it can have is deeded access path, fenced gate at the property line, or a no-public-road approach. We name the four properties in our Index where this is real.

The legal reality of "private beach" in Greece
Greek constitution: the foreshore is public, indefeasibly. Any villa that "owns" a beach is legally wrong. What the best villas have: a private path that nobody else uses; a gate at the villa property line that meets the foreshore; sometimes a private cove with no public road approach.
