Most "large group" lists conflate "sleeps 14" (with two singles in a kid's room) with "sleeps 14 adults in master beds." Ask for the bed list before you book. The villas below are the ones in our Index that sleep 12 or more, as their operators list them.

The "sleeps X" trick · what to ask before you book

Always ask for the master-bed count, not the headline sleeps figure. A "sleeps 16" villa with 8 master beds + 4 child singles + 1 sofa-bed accommodates 13 adults comfortably, not 16.
