Background: Greece's Short-Term Rental Regulation

Greece introduced the MHTE (Μητρώο Ηλεκτρονικής Αναζήτησης) registry system to regulate short-term rentals. Every property offered for short-term rental must display a valid MHTE registration number on listing platforms (Airbnb, Booking.com, VRBO).

In 2025–2026, the Greek government took a further step: pausing new MHTE registrations in saturation zones, defined as municipalities where STRs exceed 10% of the permanent housing stock. Mykonos, where STRs were estimated at over 25% of total housing in some village zones, is one of the most affected.

Every legal short-term rental listing in Greece is required to display its MHTE registration number. On Airbnb, this appears in the "About this listing" section. On Booking.com, it appears in the property details. If you cann't find it, don't book.
