The five things every Mykonos villa renter gets wrong
- Treating "from €X" as the price. The from-price almost never applies to your dates. Real July weekly bands are 3–6× the from-price. See the Mykonos Villa Index.
- Ignoring orientation. A west-facing terrace in Aleomandra is a different holiday from an east-facing terrace in Kalafatis. Meltemi-exposed villas in July–August deal with 30–35 knot gusts. We rate every area 1–5 in the Areas Atlas.
- Missing the contract details.Standard Mykonos contract: 30%–50% non-refundable deposit, balance 45–90 days out, security deposit €1,000–€20,000, Greek law jurisdiction, mandatory Registration Form on check-in, "resilience fee" cash on arrival. - Confusing "sleeps 14" with "sleeps 14 adults." Most large-group listings count two singles in a kid's room as 2 sleepers. Always ask for adult-bed count.

Agios Lazaros, Ornos, and Psarou: Luxury Villas in Mykonos by Area
We publish an operator-grade atlas of every Mykonos area with seven dimensions: orientation, Meltemi exposure (1–5), walking minutes to the nearest beach, drive minutes to JMK and the New Port, night noise (1–5), typical July price band for a 4–6 BR villa, and celebrity density (1–5).
- Agios Lazaros — The cliff above Psarou Bay. The yacht crowd, the highest density of staffed estates, wind-sheltered, and a five-to-ten-minute walk down to Nammos.
- Psarou — The bay itself has very few villa plots, most "Psarou villas" are technically on the Agios Lazaros cliff above. We are honest about this. The Nammos walking-distance test is what matters.
- Ornos — The strongest family pick on the south coast, soft sand, shallow water, wind-sheltered, and walking distance to a string of tavernas and supermarkets. Strollers work.
- Platis Gialos — Long sandy beach with a continuous taverna strip, taxi-boat hub for Paradise / Super Paradise, family-friendly without losing the south-coast prestige.
- Aleomandra — The most underrated peninsula on Mykonos. West-facing, direct line of sight to Delos at sunset. Wind-sheltered. The architect's pick.
- Tourlos / Houlakia — Port-side prestige, the ridge above the New Port where Charles Worthington's The Cape sits. Helipad-friendly. Sunset over Tinos. Wind moderate.
- Kalo Livadi — Long sandy crescent on the south-east coast. Solymar, Nice n Easy at the beach. Sunrise side, Meltemi moderate. Wide family + group inventory.
- Elia — Largest sandy beach on Mykonos. East-facing. Wind moderate. Mature villa stock with bigger plots than the south coast, value per square metre wins here.
- Kalafatis — East-facing, sunrise over Naxos. Meltemi-exposed. The wind is real in July–August. Honest pick for those who actively want the wind (kitesurfers) or genuinely enjoy sunrise more than sunset.
- Ftelia — North-coast wind. Alemagou, Bonjour Mykonos. Kitesurf capital. We tell the truth: 30–35 knot gusts in July–August. The wind is the feature, not a flaw.
- Panormos / Agios Sostis — The Kiki's Tavern axis. Wild north, no electricity at the taverna, queue from 11am. Meltemi exposed. The rustic luxury pocket.
- Agios Ioannis / Megali Ammos — The classic sunset pair. Direct view to Delos. Hippie Fish, Spilia. South-west of Chora, wind-sheltered, walking distance to nothing meaningful but a 5-min drive to Chora.
- Super Paradise / Paradise / Paraga — The party cluster. SantAnna, Scorpios, Cavo Paradiso. Bachelor / bachelorette / events territory. Very few staffed estates here that allow late events, we name them.
- Agios Stefanos / Tagoo — Port-side family pocket. Walking distance to the New Port and Tagoo (sandy, kid-friendly). Sunset-side. Mid-luxury inventory.
- Fokos / Mersini — The genuinely wild north. No tavernas after 7pm, no Wi-Fi mast on a clear day. East-facing, Meltemi-exposed. The ascetic luxury pick.
- Ano Mera — The only inland village. Big plots, big agricultural privacy, wind-sheltered, panayía monastery on the plateia. Family + budget-luxury sweet spot.
- Agrari / Lia — The secret south-east. Fewer beach clubs (Agrari has Acron, closed in 2024, watch for 2026 reopen), Lia is the "we don't tell anyone" beach for in-the-know guests. Quiet, private, sunset-light from the rear of the villa.
- Mykonos Town (Chora) — The capital. No villas inside Chora itself (only boutique houses and townhouses). The pocket of small luxury homes within walking distance of the windmills is the couples / honeymoon pick.

Meltemi Wind & Villa Orientation: How to Avoid a 35-Knot Gale
The Meltemi is a strong, dry northern wind that blows across the Aegean Sea in July and August. If you book a villa facing north or east without checking its orientation, you might find yourself unable to use your outdoor dining area or infinity pool due to 35-knot wind gusts.
Wind-Sheltered (Low Meltemi exposure):South-facing locations like Psarou, Ornos, Platis Gialos, and Agios Ioannis are naturally protected by the island's central ridges. This is why estates in these areas command a premium.
Wind-Exposed (High Meltemi exposure): Ftelia (home to famous beach clubs like Alemagou) and Kalafatis are highly exposed to the north winds. While excellent for windsurfers, these areas might feel too windy for relaxed sunbathing during peak Meltemi weeks.
